Mexico Retirement Community?… Retire to Mexico and let your Dollar last longer at a Golf Community?

The beach at Bahia PrincipeMexico Real Estate is changing and adapting to the needs of American and Canadian consumer markets.   Residential homes, condos, and communities along many Mexico beaches are now designed and constructed with the focus of the Mexican Foreign buyer in mind.  

This is quite intelligent given some basic statistics revealing that Mexico’s foreign real estate market is worth more than $2 billion dollars a year!

 

What does Mexico have that is attracting so much Real Estate foreign investment and so many dreams of retiring south of the boarder?

 

It might be the everyday cost of living…..beautiful ocean front properties….property taxes…..insurance expenses…..warm Mexican Culture…..any one of these factors or the combination of all these have been bringing record number of foreigners to these warm coasts or gorgeous mountain side communities.

 

Bahia PrincipeLast week, we were invited to visit and review one new such golf resort community here in the famous Riviera Maya coastline, south of Cancun, between Playa del Carmen and north of Tulum: “Bahia Principe Riviera Maya Residencial Golf Resort” .  

 

At the Office of Bahia PrincipeWe met our host, Julio, at the entrance to a large Spanish resort hotel chain.  At the front gates to the entrance of a Hacienda courtyard, we found the offices to the new residential golf resort.  This new golf course, designed by Robert Trent Jones II, is scheduled to open its first phase in the spring of 2009.  

 

One of my first questions to Julio was “What does your property offer to an American or Canadian wanting to retire down here in Mexico?” 

 

This massive community is constructed on the grounds of the Bahia Principe hotel complexes giving the residents access to a number of established facilities.  Restaurants, Water Sports, Beach Clubs, Swimming pools, Tennis, Dance facilities, ecological foundation activities, golf club and many other events designed for the guests at the resorts. 

 

At the beachJulio started our tour by taking us to the beaches.  He showed us where the new beach club was planned to be constructed on a gorgeous, Caribbean waterfront lot within the grounds of the resort.  This club is to be used exclusively by the resident owners within the golf community.  From the beaches, we drove back towards the golf course where the road took us on a bridge that crossed over the road 307 connecting Tulum to Playa del Carmen.  The bridge at Bahia PrincipeThis bridge is a nice feature and will allow for direct access to the beaches via electric golf cars or automobiles without the hassle and danger of crossing the public road. 

 

Bahia Principe projectAs we approached the closed gated community, I noticed the thick jungles and the impressive height of the trees.  The workers around the course mentioned it is quite common to see spider monkeys and that jaguars were even mentioned to be spotted on the grounds.  Julio described that over 300 lots for single family homes are for sale, and that the property was not really designed as a retirement area, but more for golfers and year round residents.  He did point out a very interesting piece of information.   On the grounds, a private Spanish operated hospital will be constructed and will be located along the 307 road, giving residents of this community much peace of mind along with the Tulum area residents Hospiten Hospital http://www.hospiten.es . 

 

The avenues and roads weaved through the jungle, and I noticed that all the electric and other utilities were being placed underground.  An interesting point that Julio mentioned was the fact that your house can be constructed as an in house turn key construction, or the buyer has the option to hire his own architect and contractors. 

Bahia Principe ResidenceThe architects have a building restriction guide (SEE VIDEO).   We saw a model home that was quite impressive.  The back yard opened onto the Mexican jungle and onto a lake with views onto the greens and fairways.  These lots definitely were sold quite quickly as they had awesome views. 

 

Bahia Principe CenoteOur host then took us to a surprise visit to a Cenote on the golf course (SEE VIDEO TO HEAR THE DEFINITION OF A CENOTE).   This water hole will definitely receive its share of golf balls and …..with the hot sun…golfers. 

 

Bahia Principe Golf courtThe Riviera Maya is quickly becoming a new golf capital for Mexico and Latin America.  This course designed by Robert Trent Jones II will be accompanied up and down the coast by Puerto Aventuras golf course, Playacar Golf Course, another new course by designer Nick Price, the Mayakoba establishment has just finished hosting the first PGA tournament ever held in Latin America (SEE LINK TO BLOG BANYAN TREE ), and another 5 courses as you near Cancun. 

 

Along with the abundance of golf, the Riviera Maya is now rated as a highly desired area to retire because of the many ruins, archeological sites to explore, and the many nearby colonial cities on the Yucatan peninsula. 

 

Bahia PrincipeYes, Julio has brought up some interesting points.  He has reminded me what many of my clients/friends who have purchased properties here in the area have been telling me.  “I can’t wait to be able to spend various winter months down there on the coast, so I can continue exploring more!”
